Ten benefits of using a Florida Public Insurance Adjuster
1.Public Adjusters are licensed professionals. Most states require a public adjuster to pass an exam, maintain a bond, pass a criminal background check, maintain continuing education and are held to a high ethical standard.
2.Public Adjusters usually more then pay for themselves. According to the government study on Citizens Property Insurance Corporation of Florida
– Public Adjusters helped their client’s receive payments that were 747% higher.
According to the Office of Program Policy Analysis and Government
Accountability (OPPAGA) study conducted in January 2010.
“Policyholders with public adjuster representation typically received higher settlements than those without public adjusters. Policyholders that filed catastrophe claims in 2008 and 2009 generally received larger insurance settlements than policyholders that did not hire these persons. The typical payment to a policyholder represented by a public adjuster was $22,266 for claims filed in 2008 and 2009 related to the 2004 hurricanes (see Exhibit 6). In contrast, policyholders who did not use a public adjuster received typical payments of $18,659. The difference in payments was larger for claims related to 2005 hurricanes, with public adjuster claims resulting in payments that were 747% higher. However, as policyholders pay public adjuster fees as a percentage of their settlement, their net settlement would be lower than this amount.”
3.Only the Public Adjuster, attorney and policyholder can settle claims General contractors, water-fire restoration companies, accountants May be engaged in the unauthorized practice of public adjusting.
“If a contractor is acting as a public adjuster in any manner by negotiating or effecting the settlement of an insurance claim on behalf of an insured and they are performing any of these services for money, commission or anything of value without being licensed as a public adjuster (Section 626.854, Florida Statutes), they could be subject to arrest and may be charged with a third-degree felony as provided by Section 626.8738, Florida Statutes.”
4.Public Adjusters study & understand insurance policy language Public adjusters have experience reading the fine print. We must take hours of continuing education to maintain our licenses. Studying the changes and effects of your insurance
policy has on your insurance claim. The Florida Department of Financial Services regulates public adjuster fees. If the public adjuster does not gain you more money you pay nothing.
5.Public Adjusters represent the policy holder not the insurance company Independent and staff adjusters work for the insurance company to control your loss and determine what should and should not be covered in your insurance policy. Sometimes putting the interest of the insurance company ahead of the policy holder. You would not hire the other side’s attorney to represent you in a divorce or personal injury. Most people would
not hire the IRS to do your taxes? Why would you expect the insurance company adjuster to pay you every penny you are entitled too?P
6.Public Adjusters are experts in estimating damages Most general contractors are good at repairing damages, but not writing detailed unit cost estimates. This requires a specialized skill, expertise and knowledge.
7.Better public adjusters have past experience working for the insurance company
Knowing the inside and outs of the way the insurance company works. These public
adjusters use this knowledge for your advantage.
8.Better public adjusters are always getting advanced training In these poor economic times the insurance industry is cutting staff and reducing their training expenses, as well as putting higher demands on their adjusters. A public adjuster may well be better trained, with more experience, and have more time to devote to your loss.
9.Public Adjuster Save you time and aggravation Insurance claim settlements are a time consuming process, many professional people don’t have the time to devote to this full time process of documenting their loss. Getting your claim settled properly can be very stressful and aggravating it is often wiser to hand off the burden to a professional.
10.Public Adjusters get paid on a contingency fee or hourly basis The Florida Department of Financial Services regulates public adjuster fees in Florida. See The 2010 Florida Statues Chapter 626.854. b)
1.Ten percent of the amount of insurance claim payments by the insurer for claims based on events that are the subject of a declaration of a state of emergency by the Governor. This provision applies to claims made during the period of 1 year after the declaration of emergency.

Inspecting your air conditioning unit is something you should do periodically. With the volume of dust and debris generated through simple daily and weekly activities, what ends up getting trapped inside your air conditioning unit can be somewhat surprising.

Your air conditioning unit is typically separated into two general sections. The first section is an air handler. This part uses a large blower to blow air across a set of tubes or coils. These coils contain a liquid coolant which cools the air passing through it. The coolant at this point is actually absorbing the heat from the air passing across it and it transfers this heat to the liquid where it is pumped outside. The second part of the unit uses another large fan and a liquid compressor. The purpose of this unit is to take the heat that is contained in the fluid and dispel it to the outside environment. This is a general description of an air conditioning cycle.

The process of moving air through an air conditioning unit is vital to how it functions. You should take a look periodically at your cooling coils in your air handler to make sure they are clean and free of build up and blockage that can take away the efficiency of the air conditioning process. Oh and by the way, make sure you replace those filters often, this will not only help keep your unit running properly, but save you some money on frequent cooling coil cleanings.

As home inspection companies as well as the homes they inspect differ, there are often some items that you might want to be aware of and look out for to make sure you are not surprised when you do your final walk through or the first day you move into your new home.

If the home is not vacant when you are walking through for the first time make sure you take a note of the general conditions of the interior. Often and without realizing it, home owners may place items like paintings in front of wall damage and may have long forgotten that they did that.

When the home inspector inspects the home, if there are furnishings in the way, they will oftenmake a note of that. Remember that in many areas Home Inspectors do not move or relocate items that are present in a home they are inspecting. Often when they do this, items end up getting damaged and they may have to end up replacing them. So pay attention to this if it is listed in the report. Remember to try and look behind furniture and paintings as sometimes you will find long forgotten holes or damage present. If that is the case, remember that simple drywall repairs are not costly, but the point is, you want to try to eliminate for yourself any surprises.

Other areas that are often missed are areas underneath sinks. Small dripping and slow leaksare often forgotten about my homeowners and can easily be found by looking. A good home inspector will help to shine a light on these, but keep in mind that you always want to be able to see the areas to get a feel for what kinds of things you want to make sure you account for when preparing for how much money you are going to spend for bringing the home back up to your standards.

Make sure you take a look at the conditions of the carpeting. Carpets can hide spills and leaks very well, so make sure you look into closet corners, especially when closet walls are against bathrooms.

Make sure you look at all areas where plumbing and pipes exit and enter walls. look at thewalls carefully to make sure that there are no cracks or evidence of water damage. Drywall that is installed in bathroom areas typically can handle a great deal of moisture. If there are tiles installed, take a look at the condition of the grouting, if there are any cracks in the grout water can sneak behind the tiles. Over a long period of time, this can potentially create some damage. If you are concerned, make sure you ask your home inspector to check these areas carefully as it is often very difficult to determine if there is any damage to the walls or tiles.

If the home is older and has an older tub. Rusting at the base of the tub is a sure sign that either water is entering the wall and rusting the tub from the inside, or water is being allowed to sit at the base after every shower. Either way, make sure you review the Inspection report carefully for any trouble signs.

Warning, watch out for this website QuiBids

Has anyone ever heard of that website QuiBids??  Its an auction website.. I spent a few hours watching how they make money and i can tell you it's a huge rip off.  Based on the way the bidding works you have to spend money to be able to bid on the website.  The auctions last what seem like forever because the clock resets constantly when someone puts in a bid.  So here is an example.  They were auctioning off an Ipad which sold on their website for $169.00.  Now they say that you will never spend more than what the item is worth.  Well that particular ipad sells from apple for $499 dollars.  But their price on the website is $699.  That's already $200 dollars more than what you would pay at the store for it.

Now if you think about it carefully.  For this ipad to get to $169.00 at a penny per bid it takes 16,900 bids.  They are selling these bids for .60 cents each.  So this website actually made $10,140.00 from a product that sells retail at $499 direct from apple.

Oh and also, any money you spend on your bids...if you don't win...is lost.

So i'm writing this as a warning to those who come across this website.  Becareful of the scams that are out there.

Does anyone else out there have any experience with this website?

Personally, it's not an auctioning website, its more like a gambling website and you are gambling that you might or might not win.  Either way you loose the money if you don't win.  So you might want to stick with something like Ebay where you don't pay any money unless you win and then you pay the price of the item you bought.

Please pass this around.  There appear to be a lot of people getting taken by this money making scheme.


As Entrepreneurs we always have to remember that when we are creating products for the consumer just because something CAN be done does not mean that it SHOULD be done.

Florida’s existing home sales rose 61 percent last month with atotal of 14,026 homes sold statewide compared to 8,694 homes sold in November 2008, according to Florida Realtors. Statewide sales of existing condos increased 111 percent last month compared to November 2008’s sales figure.

For the second month in a row, all of Florida’s metropolitan statistical areas (MSAs) reported increased existing home sales and higher condo sales in November. A majority of the state’s MSAs have reported increased sales for 17 consecutive months.

Florida’s median sales price for existing homes last month was $139,000; a year ago, it was $158,200 for a 12 percent decrease. Housing industry analysts with the National Association of Realtors® (NAR) note that sales of foreclosures and other distressed properties continue to downwardly distort the median price because they generally sell at a discount relative to traditional homes. The median is the midpoint; half the homes sold for more, half for less.


“Taking steps to energize and stabilize the real estate market is key to economic recovery,” says 2009 FAR President Cynthia Shelton. “Not only do strong housing and commercial property markets generate business, but they are essential to helping families build wealth and stability.

“Research shows that the typical Florida homeowner intends to hold their property for 10 years. Long-term homeowners continue to have the benefit of price appreciation, as well as a benefit that simply can’t be measured – a place to raise their families, make memories and enjoy their lives. A place to call home. And now, more than ever, consumers can rely on the expertise of Brosda & Bentley Realtorsto help them meet the challenges of today’s marketplace, whether they’re looking for a home or the perfect place for a new business.”

According to NAR’s latest industry outlook, home sales are experiencing a pendulum upswing.“Keep in mind that housing had been underperforming over most of the past year,” said NAR Chief Economist Lawrence Yun. “The tax credit is helping unleash pent-up demand from a large pool of financially qualified renters, much more than borrowing sales from the future. In the second half of 2010, if home values show consistent stabilization or even a modest increase, then home sales could register normal healthy levels.”

In Florida’s year-to-year comparison for condos, 4,889 units sold statewide last month compared to 2,320 units in November 2008 for an increase of 111 percent. The statewide existing condo median sales price last month was $104,400; in November 2008 it was $131,400 for a 21 percent decrease. The national median existing condo price was $172,900 in October 2009, according to NAR.

Interest rates for a 30-year fixed-rate mortgage averaged 4.88 percent last month, a significant drop from the average rate of 6.09 percent in November 2008, according to Freddie Mac. Florida Realtors’ sales figures reflect closings, which typically occur 30 to 90 days after sales contracts are written.

The inventory of listings in Miami-Dade County according to the Southeast Florida Multiple Listing Service has dropped more than 41 percent in the last 15 months - from 43,095 to 25,415 – and November 2009 brought a 2.8 percent decrease in just one month. Nationally, total housing inventory at the end of November declined 1.3 percent from the previous month.

According to the Southeast Florida Multiple Listing Service, the average sales price for residential properties that sold in Miami-Dade County in November 2009 was $317,441 for single-family homes and $248,528 for condominiums - an increase of 5.2 percent and a decrease of only 10 percent respectively compared to the previous year.
